What Happens at a Real Estate Closing? 

A real estate closing, also called settlement, is the final step in a property transaction. It's the meeting where ownership officially transfers from the seller to the buyer, all financial obligations are settled, and the deed is recorded with the county. During a closing, the settlement agent reviews and explains each document before it is signed, verifies that all conditions of the sale have been met, ensures the buyer's funds and lender's funds are collected and properly allocated, pays off the seller's existing mortgage and any outstanding liens, disburses proceeds to the seller, and records the new deed and mortgage with the local land records office. We order and review the title search to confirm the property has a clear title. We work with the lender to prepare the closing disclosure and all required loan documents. We calculate the settlement figures, including prorations for taxes, HOA dues, and other expenses. We prepare the HUD-1 or closing disclosure statement so every dollar is accounted for.

On closing day, we guide each party through the signing of documents, collect all funds, and handle disbursements. After closing, we ensure the deed and mortgage are recorded with the appropriate county office. This start-to-finish approach means you don't have to coordinate between multiple parties yourself. We serve as the central point of contact and keep the process moving on schedule.
