What Happens at a Real Estate Closing?

A real estate closing, also called settlement, is the final step in a property transaction. It's the meeting where ownership officially transfers from the seller to the buyer, all financial obligations are settled, and the deed is recorded with the county. During a closing, the settlement agent reviews and explains each document before it is signed, verifies that all conditions of the sale have been met, ensures the buyer's funds and lender's funds are collected and properly allocated, pays off the seller's existing mortgage and any outstanding liens, disburses proceeds to the seller, and records the new deed and mortgage with the local land records office. Our role as your settlement agent is to manage every detail of this process so that nothing is missed and you can close with confidence.

How Our Settlement Process Works

When you work with Allegany Garrett Titles & Settlements, we handle the closing process from start to finish. Once a contract is signed and we receive the order, our team begins by coordinating with all parties involved: the buyer, seller, real estate agents, lenders, and attorneys. We order and review the title search to confirm the property has a clear title. We work with the lender to prepare the closing disclosure and all required loan documents. We calculate the settlement figures, including prorations for taxes, HOA dues, and other expenses. We prepare the HUD-1 or closing disclosure statement so every dollar is accounted for.

On closing day, we guide each party through the signing of documents, collect all funds, and handle disbursements. After closing, we ensure the deed and mortgage are recorded with the appropriate county office. This start-to-finish approach means you don't have to coordinate between multiple parties yourself. We serve as the central point of contact and keep the process moving on schedule.

In-Person and Remote Closings Across Maryland

We understand that not every closing can happen at a conference table. That's why we offer flexible options to fit your schedule and location. In-person closings are available at our Cumberland or Frostburg office locations, where our team guides you through the process face to face. For clients who are out of the area or prefer the convenience of closing from home, we also coordinate remote closings for properties anywhere in the state of Maryland.

Our team regularly handles settlements for properties throughout Allegany, Garrett, and Washington counties. Whether your property is in Western Maryland or elsewhere in the state, we can manage the closing.
