What Sellers Need to Know Before Closing in Western Maryland
Most settlement guidance is written for buyers, but sellers have their own set of obligations at the closing table. Tasks like payoffs to coordinate, taxes to account for, and documents to sign correctly all stack up. Whether you're selling a home in Cumberland, a property in Frostburg, or land elsewhere in Garrett County, knowing what to expect ahead of settlement keeps the process moving and prevents surprises on closing day.
Here is what sellers should understand before they reach the table.
The Title Company's Role for the Seller
A title company doesn't only work for the buyer. As the settlement agent, our team coordinates the seller's side of the transaction too, ordering loan payoffs, confirming the existing mortgage balance, clearing any liens or judgments against the property, and making sure the seller receives the correct proceeds. The goal is a clean transfer of ownership with no loose ends left behind.
What Sellers Typically Pay
Sellers don't walk away from closing without costs of their own. In a standard Maryland resale, the seller is generally responsible for:
Real estate agent commissions — usually the largest single cost for a seller
A portion of state transfer and county recordation taxes — customarily split with the buyer, though this is negotiable
The existing mortgage payoff — the remaining loan balance, plus any per-day interest through the closing date
Any outstanding liens or judgments — these must be cleared before clean title can pass
A prorated share of property taxes — covering the seller's portion of the tax year up to the closing date
These aren't fixed rules. Sellers sometimes agree to cover part of the buyer's closing costs as a negotiating point — something worth discussing with your real estate agent when reviewing an offer.
Clearing Title Before the Sale
A property can't transfer on a clean title until existing claims are resolved. During the title search, our examiners review the public land records for anything attached to the property — an old second mortgage, a contractor's lien, an unreleased judgment, or a recording error from a prior sale. Identifying these early matters: resolving a lien the week of closing is far harder than addressing it when the property first goes under contract. If something surfaces, our team works with the seller to clear it before settlement day.
Payoffs and Proceeds
Once the buyer's funds are received and all costs are accounted for, the title company disburses the seller's proceeds. The amount a seller actually receives is the sale price minus the mortgage payoff, the seller's share of taxes and fees, agent commissions, and any liens cleared at closing. Sellers receive a settlement statement itemizing every figure, and we walk through it line by line at the table.
A Note on County-Specific Rates
Each Maryland county sets its own recordation tax rate, and the seller's share is calculated accordingly. A sale in Allegany County and a sale in Garrett County will reflect different figures on the settlement statement. Our team handles closings across the State of Maryland and understands the fee structures for each county.
How to Prepare for Settlement Day
Sellers can keep their closing on track with a few steps:
Provide your current mortgage information early so the payoff can be ordered in time
Disclose any known liens, second mortgages, or home equity lines so they can be addressed before closing
Bring a government-issued photo ID to settlement
Confirm how you'd like to receive your proceeds (wire transfer or check) well ahead of closing day
If anything on your settlement statement looks different from what you expected, ask. We go through every document with our clients at the table, and we're glad to answer questions before that day.
